Structural, stonework and rendering
There is no intention to make any structural changes to the shape or layout of the property and the exterior of the renovated property will not differ from the plot details as shown on the plans. Structural work is necessary, however, to strengthen or replace internal lintels. The stone walls will have to be filled or 'pointed' and certain walls rendered completely. Main jobs that will be necessary include
- Examination of 4 internal lintels and appropriate action taken to repair or replace. Four lintels in question are annexe window, main door, internal entrance to rear room, internal entrance to annexe
- Footings need to be prepared for the new floor for the rear room
- The annexe floor needs to be prepared for installation of WC / shower room fittings
- The annexe needs a new internal ceiling
- The fireplace in the annexe requires repair and rendering
- All the internal stonework needs to be exposed by removing the old plaster. Three walls will be 'pointed' (filling in the gaps between the stonework) and sealed and remaining walls will be fully rendered
- The external stonework will be exposed, 'pointed' and sealed
- The front wall requires rendering
- The roof requires edging and improved drainage channel
- The retaining wall to the garden needs examination and reinforcement
- The chimney requires attention
- A set of external stairs, leading up from the courtyard, will be fitted to provide fixed access to the roof
